Terms & Conditions

• Minimum stay is 1 night. Long-stay discounts apply automatically from 7 nights onward (5% for 7–14 nights, 10% for 15–29 nights, and flat monthly rates from 30 nights).
• Check-in: 12:00 PM · Check-out: 11:00 AM. Early check-in or late check-out is offered when the unit's availability allows it — ask us when you book.
• A booking is confirmed once an advance payment is received; the balance is payable on arrival, in cash or via the payment methods our team shares with you.
• Occupancy for each unit is agreed at the time of booking based on the unit type. Please tell us your full guest count so we can confirm it fits.

• Valid government-issued photo ID (Aadhaar, Passport, or Voter ID) is mandatory for every guest at check-in, as required for lodging in India. We are unable to check in a guest without one.
• Guests are responsible for keeping the apartment in the same condition as at check-in. Damage beyond normal wear and tear is charged separately.
• Smoking, loud music, and parties are strictly not permitted on the premises.
• Staying beyond your confirmed check-out without prior arrangement may be charged as an additional night, subject to availability.

• Daily and monthly rates are published on our Pricing page. All taxes and utilities (electricity, water, cooking gas, Wi-Fi) are included in the quoted rate.
• We currently take bookings and payment directly — by phone or WhatsApp — rather than through an online booking portal. Our team will share payment details once your dates are confirmed.
• Custom pricing for corporate arrangements or long stays beyond 30 nights is agreed directly with our team before booking.

• Royal Homes is responsible for providing the accommodation and amenities as described on this site. We are not liable for loss or damage to personal belongings left unattended in the apartment.
• These terms are governed by the laws of India, and any dispute is subject to the jurisdiction of the courts of Bangalore, Karnataka.
